Boutique Mixed Use Development in South Brisbane

Located close to the vibrant neighbourhood of West End, this brand-new 4 level development features 15 two-bedroom apartments each boasting a spacious private balcony. The communal roof top terrace has a shared barbecue and outdoor living space perfect for taking in the views.

The ground floor hosts a commercial space as well as two apartments. The apartments on floors three and four are larger and have extensive outdoor areas ideal for alfresco entertaining. The balconies on the eastern and western sides have architectural corner V columns to provide unobstructed views.

The build, completed in May 2019, used retention piers and shotcrete concrete for the temporary basement excavation. This basement excavation proved challenging, with insufficient space under the ramp area for the boundary retention piers. To overcome this challenge the bulky piers were eliminated by installing a steel spreader beam below the capping beam and propping it to the footings.

Wider columns were used in the commercial area as a cost-effective method of achieving the increased required fire rating requirements. The blockwork party walls were strengthened with high strength concrete core filling to create cost-effective load bearing walls.

The project used around 1750 cubic metres of concrete and approximately 235 tons in steel. The overall project cost was $7 million.
