& Balcony Safety
Balconies & verandahs are where people gather. Often the
loads on these areas can be very high. The best way to ensure
that your family and friends are safe is to have your balcony
or deck checked by a qualified structural engineer. It is vital
to determine whether your balcony was built properly and if
any of the structural members and fixings have deteriorated
over time.
Items
needing investigation include;
Timber balconies
- Whether
the appropriate timber species have been used in construction.
- Connections
of bearers and joists to the main structure and at columns.
- Deterioration
of timber and connections i.e. dry rot and rusting fixing
plates & bolts.
- Columns
- posts can rot, seatings can rust, etc
- Handrails
– These can be incorrectly fixed, under strength or
have deteriorated due to exposure.
- Bracing
to ensure the stability of the structure.
Concrete
balconies
- Check
for spalling of concrete which is commonly termed as “concrete
cancer”. Signs include pieces of concrete falling
away and rusting of exposed reinforcing steel.
- Excessive
deflection.
- Handrails
– check the fixings, component sizes and spacing.
